​NILSEN HOME INSPECTIONS ​
Our job is to ensure that you have a precise understanding of any concerns found in the home. Our report is an informative, educational and completely unbiased explanation of what you should know about any marginal or major defects found in the home, at the time of the inspection. Also included is an explanation of any corrections needed and whether there are any safety concerns you should be aware of. You can then make an informed buying decision and feel comfortable with your investment. I look for everything to satisfy your piece of mind, and some clients say I'm very meticulous and miss nothing, a kind of anal inspector. "Very knowledgeable, friendly, accommodating and honest." 

I use four categories to identify areas of concern for you:

Inspected:
 I visually observed the item, component or unit and if no other comments were made then it appeared to be functioning as intended allowing for normal wear and tear.

​Marginal: Denotes a system or component which is missing or which needs maintenance/corrective action (home owner or qualified person) to assure proper and reliable function/ serviceability. 
This list is a comprehensive list of minor repairs that a handy person can, in most cases, correct/adjust or repair (your honey do list).

Defective: The item, component or unit is not functioning as intended is unsafe, or needs further inspection/correction and/or test of the performance by a Professionally Qualified Contractor. Items, components or units that can be corrected to satisfactory condition may not need replacement.

Major Issue: Is a system or component which is considered significantly deficient. Significant deficiencies need to be corrected and, except for some safety items, are likely to involve significant expense. Further evaluation by a Qualified Contractor or Trades Qualified Professional of the major defect(s) noted in the report and related system(s), prior to closing is advised. If defects are noted the professional contractor may very well discover other related defects or items of significance with their specialized expertise.

WHAT CAN YOU EXPECT FROM A HOME INSPECTION?

​​A HOME INSPECTION IS A VISUAL INSPECTION.  KEEP IN MIND, HOME INSPECTORS ARE TRAINED TO RECOGNIZE SIGNS OF MAJOR AND MINOR DEFECTS; THEY ARE NOT EXPERTS IN ALL FIELDS. YOU MAY NEED TO BRING IN, WITH THE INSPECTOR'S SUGGESTION, EXPERT ADVICE (TRADES) TO ADDRESS SPECIALIZED ISSUES AND MAKE A CORRECTION. REMEMBER THAT HOME INSPECTORS CAN HELP REDUCE THE RISK, NOT ELIMINATE IT. I WILL DRAW ON ALL MY YEARS OF EXPERTISE TO ASSIST YOU IN IDENTIFYING AREAS OF CONCERN.​
